Amberfield is a fully established, well run and financially secure sectional title complex of 400 units set in 30 hectares of mature, well kept lawns and gardens. The estate is situated on a hill overlooking the Natal Midlands town of Howick. The first residents moved in during 1990 and it is presently home to about 650 people.
We have a large community centre which incorporates –
- Administration offices
- A 46 bed frail care unit of the highest standard and which has its own lounge and dining room
- A large lounge for residents
- A 100 seat dining room
- A second large lounge for special functions and weekly church services
- A library
- A hairdressing salon
- A meeting room
- A small snooker room
Lunches are served daily in the dining room at very reasonable cost. Take- aways are also available and for a small fee meals can be delivered to your unit. Friends and families are always welcome.
The Administration and maintenance of Amberfield is in the hands of a full time General Manager supported by a staff of 4 people.
The Care Centre is headed by a Matron who is supported by a staff of qualified Sisters, all of whom are highly experienced in Geriatric Nursing.
In addition to our own directly employed staff we have appointed carefully selected contractors to provide us with services such as –

Accounting and Administrative policies are set by a Board of Trustees elected annually by the Body Corporate. The Body Corporate approves the annual budget and the amount of the monthly levy. Our present levy compares very favorably in comparison to similar retirement villages.
We have a central telephone switchboard and a telephone will be in your cottage on from the day you move in. All internal calls are free and the system incorporates an emergency link to our Care Centre.
We offer an optional DSTV package for residents. Residents must however have their own TV, TV licence & decoder. Residents are free to install their own satellite dish if they so desire.
The monthly charge to residents would therefore normally include –
- The levy based on the size of the unit
- Telephone rental and costs of calls made
- DSTV rental (if option exercised)
- Cost of water used
We have a qualified plumber on site and the benefit to residents is a much reduced cost of plumbing and general maintenance work.
Howick is situated about 27 km north of Pietermaritzburg. It is approximately 5 hours driving time from Johannesburg and 70 minutes from Durban.
There is a modern fully equipped private hospital less than 2 kms from Amberfield and a new private hospital at Hilton which is about 10 kms away. The town enjoys the services of many general practitioners and specialists in all medical disciplines. We also have several dental practices and 3 pharmacies. Churches of all denominations are well established and weekly church services are held in Amberfield.
Howick has two hotels and, being on the well known Midland Meander route, there is accommodation for visitors available at the many B & B establishments in this area. We have a full complement of banks, supermarkets and many other stores.
Directions from Johannesburg:
Coming from Johannesburg along the N3 you take the Howick North / Tweedie off ramp. Turn left off the off ramp and follow the main road to Howick. After you pass through two robots you will come to a large field on your right. At this field you turn left into Gush Avenue. Take the second road right into Mare Street and turn left into Amberfield Retirement Village.
Directions from Durban:

Unit Site & Layout
Set out below is a site map of Amberfield. It will be noted that the units are not in ‘barracks’ style regimented lines and that there is plenty of lawned areas between groups of units.
Units vary in size from 40 sq.metres to 260 sq.metres. The majority are around 100 sq.metres. A typical floor plan is set out below.
Amberfield is a gardeners paradise and owners are encouraged to cultivate their own gardens. Most plants grow very well here. Bird life is prolific.
The price of units vary according to size, location etc.
Amberfield is a Sectional Title complex so units are sold freehold and bonds can be arranged. Profits made on sale of a unit are retained by the seller.
Units are built of face-brick so maintenance is minimal but the levy includes cleaning/painting of facia boards, windows and outside doors. Windows are cleaned and gutters are cleared of leaves and dirt.
The levy also includes the cost of insuring the unit.
WHAT ABOUT MY PETS?
Cats are NOT allowed. With the permission of the Trustees dogs are allowed under specified conditions.
ARE THERE STRICT RULES GOVERNING EVERYTHING?
As this is community living there have to be rules to ensure harmonious relationships between neighbours. Failure to have rules and/or standards would lead to major problems. We believe our rules are reasonable and will gladly send you a copy on request.
DO I HAVE TO INSURE THE CONTENTS OF MY UNIT?
YES. All movable items in your unit. The Body Corporate insurance covers the structure of each unit as well as fixtures within the unit such as carpets, cupboards and sanware. Geysers are also insured.
WILL MY INVESTMENT BE SECURE?
On request we will gladly provide you with a copy of our latest balance sheet reflecting our current financial position. The Trustees and Finance Committee ensure that strict financial controls are in place and the accounting records are audited by Chartered Accountants.
IS THERE A WAITING LIST TO BUY UNITS?
We are a Sectional Title complex so each owner is free to sell to whoever and whenever they like as long as the buyer is over 55 years. At present there are some units for sale but this could change. Three years ago very few units were available and prospective buyers were on a list to be contacted as units became available.
WHAT'S THE WEATHER LIKE?
Extremely healthy climate with clean air – no heavy industry. Think of a Drakensberg resort. Can be cold in winter but also gets hot in summer but cools off at night. Thousands of retirees live in Howick, they can’t all be wrong!
WILL I BE ALLOWED TO ALTER OR MAKE ADDITIONS TO MY UNIT?
Only with the permission of the Trustees. In many instances you will also have to get your plans authorized by the Howick Municipality.
WHO LIVES IN AMBERFIELD?
About 650 people from all walks of life, mainly in 65-85 years age group and more women than men.
ARE THE PEOPLE LIVING IN AMBERFILED HAPPY?

At Amberfield, we give security a high priority and we invest in the safety of our residents. Many residents live alone and constitute a ‘soft target’ for criminal elements.
Our perimeter fencing is electrified and connected to a monitored alarm system. Gate access is controlled and guards are on duty 24 hours a day. An armed reaction unit is always on standby. Monitored patrols are carried out at irregular intervals day and night. These patrols cover not only the perimeter fence but all our residential areas.
We have recently introduced an electronic boom gate with number plate recognition, as well as a turnstile for workers and pedestrians with biometric access. We are constantly looking to improve our security in order to provide our residents with the safest environment possible.
